"Since most home purchase transactions take 60 days or less to conduct, there's no need to extend the seasoning requirement beyond that"

Seasoning: The length of time the borrower has owned the residence or been on title.

You probably know that some lenders will not finance your buyers if you have held the property for fewer than 12 months. Many lenders have a 12-month “seasoning” requirement, which means you have to own the property for 12 months before they will finance the buyer who wants to purchase your newly updated investment property.
"Borrowers should have to show proof of funds for a minimum of two months. Most subprime loans had no such seasoning requirement."
